			<content:encoded><![CDATA[<p>Our contemporary new house on the banks of the Leeds-Liverpool Canal in East Morton, near Bradford, is rapidly taking shape, with the piled foundations, ground beams and a number of walls already constructed. So too, is the refurbishment and extension of The Spite P.H. near Otley, and it is hoped that the venue will be ready to open it&#8217;s doors shortly after Easter 2012.</p>

<p>In addition to this, our stunning four-storey house extension in Oakworth, between  Bradford and Skipton, is nearing completion. Building works are now practically complete, with the ornate stone balustrade to the first floor sun terrace currently being installed. Keep an eye out for several completed architectural &#8220;projects&#8221; being added to the site shortly.</p>
<p>In terms of our work on the drawing board, we are swiftly progressing designs for an exciting hotel lobby, bar and restaurant refurbishment in North East Lincolnshire, and are also busy with a number of smaller domestic commissions. We have been greatly encouraged by numerous architectural enquiries in Leeds, Bradford and Ilkley already in 2012, so we will no doubt be busy keeping the website regularly updated over the coming weeks and months&#8230;.</p>

			<content:encoded><![CDATA[<p>We have been encouraged by a number of new architectural enquiries in the opening few days of 2012. As well as enquiries in Leeds and Bradford we have also secured commissions for new projects in North East Lincolnshire and Staffordshire, and aim to post further updates accordingly in the forthcoming weeks.</p>
<p>As for our ongoing projects, another of our new-build houses is nearing completion in Baildon, near Bradford, much to the satisfaction of our client. The building works have been carried out by CND Building Contractors, of Baildon, to an impeccable standard, and we hope to be working with them again on other local projects in the near future.</p>

<p>Our public house extension and refurbishment project in Otley, near Leeds, for which we have been appointed to provide a full architectural service (including interior design &amp; project management services) is also progressing well on site. NRG Developments of Ilkley have been appointed as main contractor and, as can be seen from the image below, the construction of the new sun terrace is almost complete, with the main extension and internal refurbishment works progressing rapidly. Our client is hopeful of officially opening the venue shortly after Easter 2012.</p>

			<content:encoded><![CDATA[<p>We are delighted with progress on our large and very impressive four storey house extension in Oakworth, located between Bradford and Skipton, in West Yorkshire, which is being expertly undertaken by McCabe builders to a typically high standard. The project consists of a large side extension to a delightful country home in the Oakworth conservation area. The extension will feature a basement cinema, large play room with a huge glazed bi-folding door opening on each side, a stunning roof terrace with ornate stone balustrades, as well as numerous internal features which link the new extension with the old house. For example, the existing house bathroom has been designed so that it will extend into the new element, incorporating a large new sauna, and the existing outside kitchen wall has been removed so that it is open to the new play room, thus creating a huge new open living space.</p>

<p>The existing house is well shielded by mature trees, which aided us in our design of a substantial extension<em>,</em> which was granted planning permission by Bradford Council at the first time of asking. Following our successful planning application, we set about producing a thoroughly comprehensive set of working drawings which have been closely worked to in an excellent manner by McCabe&#8217;s. The structure was complex and as many as eighteen steel beams are now in place holding up the first and second floor accommodation, as well as the 80m2 roof terrace.</p>
<p>Glazed bi-folding doors in excess of 7 metres wide are due to be installed tomorrow which will obviously add to the already impressive look of the project. In our opinion, one of the fundamental factors in making this project work was the construction of the stone walls, and how closely this could be matched to the existing. I think it&#8217;s fair to say that the builders have done an incredible job in this respect, and once finished, the project will look absolutely stunning. We are very much looking forward to adding completed photos and details into the &#8220;projects&#8221; section of our website during early 2012.</p>

			<content:encoded><![CDATA[<p>Following our appointment to provide full architectural &amp; interior design services, we are pleased to announce that works have now commenced on the extension and refurbishment of The Spite public house in the small village of Newall-with-Clifton near Otley, Leeds. Once building work has been completed and the doors re-opened to the public, the venue will revert back to it&#8217;s original name, &#8220;The Roebuck&#8221;. Demolition and strip out works are progressing well, with the foundations of the new extension due to be poured next week. It is intended for the project to be completed and open in time for spring. The project is being undertaken by NRG Developments of Ilkley who we will no doubt be working closely with over the coming months.</p>

			<content:encoded><![CDATA[<p>Works are due to start on our contemporary new home in East Morton near Bradford later this month. We provided a full architectural service and obtained planning permission, via Bradford Council, recently for this exciting new home. We have now produced a very detailed working drawing package and are excited to see this project take shape on site, partly due to its prominent position on the banks of the Leeds-Liverpool canal. Having finalised a fairly complex design for the piled foundations, in order to avoid contact with some ancient lime kilns hidden under the site, we have developed the detailed drawings to an extent where building works can now commence. We will be uploading progress photographs into our blog over the coming months.</p>
<p>We have also submitted a full planning application to Brent Council in North London for a contemporary new home in Harrow, as well as being involved in a number of domestic building projects in and around the Leeds and Bradford areas, for which we are providing a full architectural service. In addition to this, we are currently working on designs for a contemporary new dance studio in Wrose near Bradford and have recently received enquiries from as far afield as Watford and Ealing.</p>
<p>In terms of projects on site, our new-build house on Springfield Road in Baildon, near Bradford, is almost complete, and our large four storey extension with roof terrace in Oakworth, between Skipton and Bradford, is also progressing well on site.</p>
<p>A number of domestic projects for which we provided architectural and project management services in Guiseley and Whitkirk (Leeds) and Baildon (Bradford) have also recently been completed, and we intend to upload some new photographs in in relation to these projects in due course&#8230;&#8230;</p>

<p>Elsewhere, we are in the latter stages of the architectural design drawings for a contemporary new dwelling in Harrow, north London, and have also recently submitted pre-application enquiries to Bradford Council&#8217;s Planners for two radically different multi-unit residential developments&#8230;&#8230;.</p>

			<content:encoded><![CDATA[<p>We are delighted that two of our recent planning applications for the construction of new houses have been approved this week. The first of these is for a proposed new detached dwelling in Baildon near Bradford, which will be constructed in a traditional architectural form, comprising 4 bedrooms, 3 of which will be within the roof-space of the dwelling, and 2 with en suite facilities, a large open plan living and kitchen area at ground floor, which will connect to an external deck via a large bi-folding door opening. The house will feature split level accommodation due to the ground levels across the site, a good deal of full-height floor to ceiling glazing and an open gallery landing at first floor. Building works are scheduled to start during the early part of 2012.</p>

<p><em>The recently approved new dwelling in Baildon near Bradford</em></p>
<p>The second of our approvals is for a contemporary new dwelling which has featured in our projects pages and is located next to the Leeds and Liverpool Canal in East Morton, again, near Bradford. Architecturally, the dwelling is fairly ambitious, in terms of form and style however, it was the new dwelling&#8217;s proximity to a number of historical lime kilns, which were of a certain level of archaeological interest, which led to a lengthy planning application process, as opposed to any design issues. We overcame the concerns of Bradford Council&#8217;s planning department with an intricate proposal for the installation of pile foundations to support the new dwelling, which will be independent of the lime kilns, and following the eventual planning approval, we are now due to oversee the building works which are set to commence towards the end of 2011. 			<content:encoded><![CDATA[<p>Although we have been encouraged by the number of architectural enquiries we have received this year, 2011 has been particularly satisfying for us in terms of the proportion of our projects which have found their way &#8220;off the drawing board&#8221; so to speak, obtained planning permission, and been constructed on site. The images below are of a residential refurbishment and multiple extension project in Whitkirk, Leeds, which we have project managed under a formal JCT building contract, following our appointment by the client to provide architectural and interior design services and obtain Planning &amp; Building Regulations permissions on their behalf.</p>

<p>The works for this particular project consisted of a side and rear extension to an existing bungalow, which was looking rather tired and uninspiring. The roof tiles were completely replaced and tied in with the new extension, the brickwork re-pointed and new windows installed throughout. The internal layout was completely overhauled to create a much more open and flowing feel. The rear garden was also re-planned and re-landscaped which very much added to the feeling of a newly constructed dwelling.</p>

<p>Remaining works, which consist of re-turfing the rear lawn and final decorating snags, are due to be complete in the next week or so, and we aim to obtain some professional photographs of the completed project for inclusion in the &#8220;extensions&#8221; section of our projects pages very shortly. The building works were undertaken and carried out to an excellent standard by PC Developments Yorkshire, with whom we have now forged an excellent working relationship.</p>

			<content:encoded><![CDATA[<p>Works to convert a former landmark Yorkshire pub into state of the art Physiotherapy treatment studios and office occommodation for a leading Physiotherapy company are now practically complete. I went to site yesterday afternoon to resolve a few final issues with the council&#8217;s Highways Department and was suitably impressed with the completed building works.</p>
<p>The former Wheatsheaf pub on Gelderd Road, Leeds, was in a sorry state when our client Physiomed Ltd purchased it a couple of years ago, and after a fairly drawn out planning application, works eventually started and have progressed towards the gradual restoration of the existing building.</p>

<p>The outer shell of the building has been left largely intact, but modernised with a cream render finish and gun-metal grey aluminium framed windows and doors. A rear terrace with glazed balustrading has been added on to a previous flat roof extension to create a dramatic visual improvement.</p>
<p>Internally, the accommodation has been opened up to create an open-plan office arrangement at first floor, accessed from ground floor via polished timber and glass stair. The main reception at ground floor features a curved timber floor arrangement with a corresponding curved ceiling bulkhead, and this area serves the main treatment rooms and other ancillary accommodation within the building.</p>
<p>Once the remaining Highways works have been completed we will be visiting site once again to obtain some professional photographs, and will hopefully be adding another completed project into our projects pages in a month or so.</p>
